A seasonal maintenance checklist for common areas
Preventive maintenance costs far less than emergency repairs. Use this seasonal checklist as a starting point and adjust it for your climate and community.
Spring
- Inspect roofs, gutters and downspouts for winter damage.
- Check paving, sidewalks and curbs for cracks and trip hazards.
- Service irrigation systems and check for leaks.
- Plan landscaping and replace damaged plants.
Summer
- Inspect pools, playgrounds and other amenities for safety.
- Check exterior paint, wood and sealants.
- Trim trees away from buildings and power lines.
- Review air-conditioning in shared buildings.
Autumn
- Clean gutters after leaves fall.
- Service heating systems before the cold season.
- Winterize irrigation and outdoor water lines.
- Confirm snow and ice contracts, if you need them.
Winter
- Keep walkways and entrances clear and safe.
- Watch for ice dams and frozen pipes.
- Check emergency lighting and fire-safety equipment.
